    A lake home asks more of its HVAC.

    Three things make lake-home HVAC its own category, and a tech who only works on tract houses tends to miss all three.

    The moisture

    Water on three sides and tall glass means humidity is the real enemy, not just temperature. Set up wrong, a system cools the air and leaves it damp.

    The way they're built

    Open great rooms, lofts, sunrooms, walk-out basements. One thermostat can't hold a wall of west glass and a shaded bedroom at the same temperature.

    The season

    A second home can drift for weeks with nobody noticing a frozen line or a humidity creep, until it becomes the expensive version of itself.

    When the house sits empty

    Your lake home's HVAC should look after itself between visits.

    A house left closed up in an Upstate summer is a humidity problem waiting to happen. Cut the system off and you come back to mustiness. Leave it running like you're home and you're cooling empty rooms for weeks. The answer sits in the middle:

    • A smart thermostat you can see and set from your phone in Charlotte or Atlanta
    • Monitoring that alerts someone when temperature or humidity drifts out of range
    • Whole-home dehumidification that holds the air dry while the cooling load is light
    • Freeze protection for cold snaps, so a vacant house in January isn't a burst-pipe claim

    Humidity, fresh air, and the gear most homes never see.

    Premium lake builds carry equipment most homes never see, and a service company has to actually understand how the pieces talk to each other. The systems we work on out here, week in and week out:

    • Energy recovery ventilators (ERVs) and fresh-air intakes that bring outside air in without dumping the humidity and heat load with it
    • Whole-home dehumidifiers sized to hold a big, glassy house comfortable through an Upstate August
    • Steam humidifiers for the dry stretch of winter, balanced so you're comfortable without fogging the windows
    • Multi-system layouts where several units share a house and have to be balanced against each other, not just set and forgotten
    A note on geothermal.

    If your home runs geothermal, we service it, and we know the systems. We don't install new geothermal from scratch, because that's a scope we're not set up to do right, and we'd rather tell you that plainly than fake it. Service, maintenance, and repair on an existing system, that we handle.

    The first agreement we ever signed

    It started with a ten-system home up in Sunset, and it never stopped.

    The very first maintenance agreement ECS ever wrote was a home on Lake Keowee with ten HVAC systems and a dedicated wine cellar. Fresh-air intakes, energy recovery, dehumidifiers, the whole layout. The agreement was three thousand dollars, and it was the early signal that this model could work.

    Since that first signature, we've done somewhere around twenty thousand dollars of work for that homeowner, and the relationship kept building for one reason: every visit ended the same way, done right, with nothing oversold.
